Our Biohazard Cleanup Process

Every property and situation is different. KCC Bio Clean Team uses a thoughtful, customized approach based on the visible and accessible conditions of the affected areas and the services authorized by the client.

Throughout the process, we prioritize clear communication, discretion and respect. Our goal is to address the approved scope of work and help restore cleaner, more sanitary conditions—not to promise complete restoration or remediation of areas outside that scope.


1. Confidential Consultation

We begin by listening to the client’s concerns and gathering information about the property and the affected areas. When appropriate, we may request photographs, video or other available information to help us understand the situation and determine the next steps.

For urgent situations, we may also provide general precautions to help limit access to the affected area until an assessment can be completed.


2. Property Assessment

Our team evaluates the visible and accessible conditions of the property, identifies known or suspected affected materials and considers the labor, equipment, personal protective equipment and safety measures the project may require.

Some contamination or property damage may not be visible during the initial assessment. Conditions discovered after work begins may require changes to the scope, timeline or price.


3. Scope of Work and Authorization

Based on the available information, we prepare a recommended scope of work describing the services to be performed. We explain the anticipated process, estimated timeline and pricing before work begins.

Work is limited to the services and areas authorized by the client. If previously concealed contamination, structural damage or other unforeseen conditions are discovered, we will communicate our findings and request approval before performing additional work whenever reasonably possible.


4. Preparation, Containment and Removal

Technicians prepare the work area using personal protective equipment and containment or ventilation measures appropriate for the conditions of the project.

Affected contents, waste and materials included in the approved scope are removed or handled according to the cleanup plan. Reasonable measures are taken to reduce the potential for cross-contamination during the work.


5. Cleaning, Treatment and Waste Handling

Visible and accessible surfaces included in the approved scope are cleaned and treated using products, equipment and procedures selected for the conditions encountered.

Odor-control measures may be used when included in the scope. Regulated medical waste and other materials requiring specialized handling are packaged and transferred for disposal in accordance with applicable requirements and the services authorized for the project.


6. Communication and Client Involvement

We keep clients informed about progress, changes and conditions discovered during the cleanup. For hoarding and contents-related projects, client participation may be needed to identify belongings that should be retained, relocated or discarded.

Our team approaches these decisions with patience, compassion and respect for the client’s privacy and circumstances.


7. Final Review and Documentation

At the conclusion of the authorized work, we review the areas included in the scope and, when appropriate, complete a final walkthrough with the client. Available photographs, invoices or other job documentation may be provided based on the type of project and the services performed.

KCC Bio Clean Team’s services do not automatically include reconstruction, repairs, testing, environmental assessment or complete remediation of the entire property. Any excluded services, inaccessible areas, remaining damage or recommended follow-up work will be explained when identified.
